Founding M3 principals Bill Brownlee and Jeff Davis have worked together since 1983, when they first forged their separate areas of expertise into a long-lasting partnership that now includes W. Scott Schirmer. They work together, apply ideas, address problems, and make decisions as a team, ensuring the continued success of the properties for which they are responsible.
| Bill Brownlee is a managing partner responsible for contract negotiations with property owners, pro forma and feasibility analysis, equity and financing, land and community planning, entitlements, engineering and development, as well as legal and accounting for M3. He has been active in Arizona real estate for more than two decades. During that time, he has held various positions, including president and managing partner of a number of companies and corporations. In 1981, he founded what is now M3. He and his wife, Jeanne, have two children, Alex and Jenna, and reside in Phoenix, Arizona. |

Jeff Davis is a managing partner with responsibilities in the area of contract negotiations with property owners, entitlements, marketing, sales of lots and parcels, community home owner associations' and community covenants' design guidelines, as well as overseeing club management for M3. He also brings more than twenty years' experience as a licensed residential and commercial building contractor and real estate broker. Jeff represents M3 as its broker and managing partner for all sales-related activities. He has become one of Prescott's leading advocates for historical preservation, living in a historical home himself, which he shares with his wife, Laura, and their four children, Jennifer, Justin, Spencer, and Preston. |

W. Scott Schirmer is a managing partner for M3, addressing investor relations and financing and equity capital. He is president of Schirmer Ball Company and CEO of SMDI Company. Scott graduated from Arizona State University with an undergraduate degree in Business Administration and a master's degree in Finance. Since he began working in Arizona real estate in the late 1960s, he has acquired, syndicated, financed, developed, managed, and brokered real estate in Arizona, California, Idaho, Illinois, Oklahoma, and Utah. |
DEVELOPING PRINCIPLES
Real estate development is a way of life in the Southwest, and the most successful developers understand the delicate interplay between the public's concern for the land and the market's demand for space. M3's philosophy and abiding principals hold that M3 develops each project as stewards of the land, with sensitivity to environmental and cultural issues, and a willingness to search for solutions that satisfy every interest. Primarily, M3 is a problem-solving company. Sometimes that means working with lawmakers to shape a responsible new water policy as M3 did in 1998 for Prescott Lakes, a master-planned community. Other times it has required negotiating with the National Forest Service to gain direct trail access to the Granite Mountain Wilderness Area, as M3 did for homeowners in its American Ranch community. In each case, M3's knowledge and experience resulted in the best solution for all concerned.
