The Southgate Center
Phoenix, Arizona
The Southgate Center is a 160-acre commercial and medical hub in Phoenix, AZ. M3 spearheaded the planning and development of Phoenix’s first front-end financed improvement district, resulting in the Jesse Owens Parkway, which provided the infrastructure to subdivide the development. We maintain our long-term philosophy of development and investment through continued ownership of 200,000 square feet of retail space at Southgate Center.
Victorian Estates
Prescott Valley, Arizona
Designed with a flavor of Victorian architecture, this 179-lot,
single-family home subdivision sits in blossoming Prescott Valley. It is the
first upscale PAD and master-planned community in the area. These estates
are surrounded by wide open space and winding trails. The featured builder
of this community is Vantage Pointe Homes.
24th Street Southern Gem Associates
Phoenix, Arizona
This 36-acre site was established through six different ownerships and three
separate entitlement cases. After condemning the original site, the City of
Phoenix purchased the land in 2002 for its potential as a prime site for
redevelopment. M3 Companies in turn developed this commercial area, creating
a successful anchor in this revitalized corridor.
Granite Dells Ranch/Point of Rock Ranch
Prescott, Arizona
Set among a vast 18,000 acres, this space was home to two ranches with over
50 square miles of land within three different municipalities. M3
handled the initial entitlement of these ranches, inclusive of Airport
Specific Area Plan, land planning and development agreements. Exciting plans
for this great location include multiple villages and commercial hubs with
the convenience of freeway corridors.

M3 Companies' homebuilding division specializes in custom and semi-custom

Canyon Trails
Goodyear, Arizona
In a joint venture with the Eisenberg Company, Canyon Trails will include an
85,000-square foot Safeway Shopping Center with four PADs in the booming
Phoenix metropolitan area.
Legacy Apartments
Prescott, Arizona
Through a joint venture with Legacy Partners, a Lincoln Property Company,
this 150-unit apartment complex was 90% leased within three months at an
average of 50 units per month. This was the fastest leasing rate experienced
by Legacy in the state of Arizona. The project was HUD 22.1d4-financed.
Prescott City Centre
Prescott, Arizona
M3 successfully won a bid from the City of Prescott's RFP to build a
downtown 525-space parking garage, integrating 61 condominiums with Hilton
Hotel guest parking. (The city later terminated the project due to budget
cuts.)
